The August 2026 Okotoks real estate numbers are in, and while sales have softened compared with last year, the market is still far from falling apart. In fact, buyers are getting a little more choice, sellers still have relatively tight supply on their side, and prices are holding up reasonably well.

Okotoks Sales: 55 Homes Sold

There were 55 residential sales in Okotoks in August, down 1.8% from August 2025.

Year-to-date, sales are down 7.1% compared with this time last year.

That's a slowdown, but let's put it into perspective.

We're not talking about a market where nobody is buying. Homes are still changing hands — buyers are simply being a little more selective, and they have more opportunity to take their time before pulling the trigger.

And honestly, after a few years of buyers having to move at warp speed, a little breathing room isn't exactly a bad thing.

New Listings: 68 Homes Hit the Market

Okotoks saw 68 new listings in August, down 2.9% year-over-year.

Year-to-date, new listings are down just 0.9%.

So sellers aren't exactly flooding the market with inventory.

That's important because when fewer homes come onto the market, it helps keep competition from disappearing completely.

And that brings us to the number that buyers and sellers should really be watching…

Inventory Is Up — But We're Not Swimming in Houses

Okotoks ended August with 133 homes in inventory, which is 13.7% higher than last year.

The market finished August with 2.42 months of supply, up 15.7% from last year.

This is one of the most useful numbers in the entire report.

A lower months-of-supply figure generally means sellers have more leverage because there aren't a ton of homes competing for buyers.

At 2.42 months, Okotoks is still on the tighter side of the market.

So while buyers have more breathing room than they did during the really hot periods, sellers shouldn't assume they've suddenly lost all their negotiating power.

They haven't.

What Happened to Okotoks Home Prices?

The August 2026 residential benchmark price in Okotoks was $608,400.

That's down 1.8% from August 2025.

The monthly trend is also pointing slightly downward, so yes, prices have softened.

But we're talking about a relatively modest adjustment — not a real estate apocalypse.

And this is where pricing strategy becomes really important.

A home that's priced properly, presented well and located in a desirable Okotoks neighbourhood can still attract serious attention.

A home that's overpriced because "my neighbour got $650K last year"…

Well, let's just say the market may have a different opinion.

What Are Buyers Buying?

The August sales-by-price-range numbers give us another interesting look at the Okotoks market.

There was activity across several price ranges, but the $600,000–$699,999 range remained particularly active, with additional activity in the $700,000–$799,999 range.

That tells us something pretty simple: buyers are still out there, but they're paying attention to value.

They're looking at the house, the neighbourhood, the condition, the price and probably wondering whether the basement actually counts as a "recreational masterpiece."

What Does This Mean for Okotoks Buyers?

If you're buying a home in Okotoks right now, you have a little more breathing room than buyers had during the more aggressive markets.

Inventory is higher than last year, sales are slower and there's more opportunity to compare homes.

That doesn't mean you should wait forever for the mythical "perfect deal."

It means you can be strategic.

Get your financing lined up, know your numbers and pay attention to homes that are properly priced.
